The Manning, the new condominium development on Cahaba Road in Mountain Brook, is the ultimate Over The Mountain connecting point. It lies between English and Mountain Brook Villages and within walking distance of the Birmingham Zoo and the Birmingham Botanical Gardens.
It took the better part of two decades for Margi Ingram and her brother (Ingram & Associates) to assemble the eight houses on Cahaba Road in Mountain Brook that would one day become a premier development site.
If the motto of the real estate business is location, location, location, then The Manning has cornered the market on that all important aspect of property.
On June 23, the official ribbon cutting for the $10 million Manning condominiums took place on the property.
“The Manning is significant because it connects so beautifully to its surroundings, the zoo, the botanical gardens, the villages. What I like best about the property is that it allows all demographics to live and thrive within a new walkable community,” says Ingram & Associates’ Margi Ingram.
The Manning is a small cluster of boutique condominium villas filled with today’s features and finishes. The Manning appears as a large, single-family home with custom finishes, luxury amenities and enclosed parking underground.
Both convenient and beautifully serene, this unique combination makes The Manning an instant classic. The architectural style is a real draw, and the development features a variety of floor plans and sizes.
Ron Durham assembled a development team that included Ingram & Associates to handle the sales and marketing efforts, BL Harbert International to serve as the general contractor and Barrett Architecture Studio to design the project.
The Manning offers a gated entry, two covered, reserved parking spaces per unit, individual, climate-controlled storage units and wood burning fireplaces. Flooring includes carpet, hardwood, porcelain tile and travertine with natural-stone countertops and custom wood cabinetry, stainless appliances and 10-foot ceilings.
“We worked individually with each owner to customize their space to their specifications and liking,” stated Mark Wills, project manager for BL Harbert International.
Ingram said a lot has happened since they approached the city of Mountain Brook about the project, including a sidewalk that was built from the property to the Birmingham Zoo and the opening of the back of the Birmingham Botanical Gardens.
“It all seemed to happen at the same time, but that’s real estate,” Ingram said. “Real estate is all timing.”
“We are pleased to have been a part of a project that will have a long-lasting legacy in the community,” said Ron Durham of the Manning Partners. “It is gratifying to be a small part in the redevelopment of Mountain Brook Village and the Cahaba Road corridor.”
“It has been an honor working with The Manning partners to construct the new condominiums. It is always a pleasure to be working in your own backyard with community leaders, who strive for the best in Birmingham and the surrounding areas. We could not be more proud of the final product,” stated Wills.
